BIM ModellingLOD 100 to 500

BIM modelling, clash detection, 4D, 5D and model-derived drawings for contractors, developers and consultants in Qatar, the GCC and India.

What we deliver

Every deliverable, clearly scoped

  1. Architectural BIM

Architectural models of walls, floors, ceilings, doors, rooms and finishes, built to the LOD you need.

  2. Structural BIM

Structural models of foundations, columns, beams, slabs and steel, ready for coordination and detailing.

  3. MEP BIM

Mechanical, electrical and plumbing models with routed services, equipment and maintenance clearances.

  4. LOD 100 to 500

Models developed from concept massing to verified as-built content, following the BIMForum LOD specification.

  5. Clash detection and coordination

Navisworks clash tests across disciplines, with reports, viewpoints and tracked resolution.

  6. 4D scheduling

Models linked to the programme to simulate and review the construction sequence.

  7. 5D quantities and cost

Quantities taken from the model and linked to rates for cost plans and updates.

  8. Model-derived drawings

Plans, sections, elevations, schedules and quantities generated directly from the coordinated model.

  9. Scan to BIM

Point clouds and survey data turned into accurate models of existing buildings.

  10. Families and content

Parametric Revit families and standard content built to your template and naming.

  11. BIM execution plans

BIM execution plans and ISO 19650 workflows covering roles, information requirements and exchange.

  12. COBie and as-built models

As-built models with COBie data, handed over for facilities management.

Coordination

One model, every discipline, no clashes

Structure, architecture and MEP are modelled to the same coordinates and tested against each other, so a duct that meets a beam is found on screen and resolved before it reaches site.

Clashes found and resolved

  • Duct vs beamRerouted
  • Tray vs beamRerouted
Exploded building model: structure, MEP and architecture layers separate, four clashes between disciplines are found and resolved, and the layers return together as one coordinated model with zero clashes.

How we work

From your drawings to handover

  1. Drawings and scope received

You send drawings, point clouds or models, with the target LOD and any BIM requirements.

  2. Scope and quote

We agree disciplines, LOD, software versions and the BIM execution plan, then send a quote.

  3. Modelling with internal checks

Models are built to your template, then checked for accuracy, naming and model health.

  4. Review and revisions

Clash reports and your comments are resolved in review rounds until the model is signed off.

  5. Handover in native formats

You receive RVT, NWD, IFC, DWG and PDF files, with COBie data where required.

4D and 5D

Build it in time, price it as it grows

Link the model to the programme and the cost plan. Move through the build month by month and watch the structure rise while the cumulative spend is drawn beside it.

Example
Building model that is constructed in sequence as the timeline moves from month 1 to month 14, with a cumulative cost S-curve beside it. Example figures.

In their words

What our clients say

We've engaged CBG for QS services for over a year and a half, and are currently rolling out BIM implementation with their support. It has been smooth sailing and we look forward to enlisting them for our future projects.

Straight answers

What does LOD 100 to 500 mean?

LOD is Level of Development, the detail and reliability of a model element. LOD 100 is concept massing, 200 approximate geometry, 300 accurate design geometry, 350 adds interfaces between systems, 400 fabrication detail and 500 verified as-built. We model to any of these levels.

What is BIM clash detection?

Clash detection checks the combined model for places where disciplines collide, such as a duct through a beam. We run Navisworks clash tests, issue reports with viewpoints, track each resolution with the design team and rerun the tests until the model is clear.

Do you offer 4D and 5D BIM?

Yes. 4D links the model to the construction programme to simulate the sequence. 5D takes quantities from the model and links them to rates for cost plans and updates. Our quantity surveying team prepares the cost side, so model and cost data stay consistent.

Can you produce drawings and quantities from the model?

Yes. We generate plans, sections, elevations, schedules and quantities directly from the coordinated model, so drawings and bills of quantities match the design. Sheets are issued as DWG or PDF to the consultant's requirements.

Which standards and countries do you work to?

We follow the local standards of the project's country plus accepted international practice. Workflows follow ISO 19650, with NBS and Uniclass classification and the BIMForum LOD Specification. Local requirements apply in Qatar, Saudi Arabia, the UAE, Oman and India, including Ashghal and SBC.

How do I get a quote for BIM services?

Send your drawings and scope on WhatsApp at +974 7048 5638. Tell us the disciplines, the LOD you need and any BIM execution plan or client requirements. We review them and reply with a quote.
